Roof Replacement

From Roofers Wiki

Roof replacement is the removal of an existing roof covering and installation of a new one. It is typically needed when a roof has reached the end of its useful life or sustained extensive damage.

Methods[edit]

  • Tear-off — the old covering is fully removed down to the deck before new materials are installed
  • Overlay (reroof) — a new layer is installed over the existing covering; local codes may limit the number of layers

Cost factors[edit]

The cost of a roof replacement depends on the size and slope of the roof, the chosen material, tear-off requirements, access, and the local market.

Signs a roof may need replacement[edit]

  • Widespread curling, cracking, or missing shingles
  • Granule loss and visible bare spots
  • Recurring leaks despite repairs
  • A roof that is 20–30 years old, depending on the material
